           A count of known drug homes or grow ops (Calgary Health Authority) probably provides less than 25 per cent of the city wide count.This is the current challenge for home buyers.

           Calling for professional inspections, being personally aware of tell tale sign, using realtor sources to identify such properties are all good approaches.

           The best practice might be a short talk with the neighboring home owners. Most homeowner identify quickly with the prospective buyers and usually co-operate with known history of the subject home.

  • Calgary Condo New Home Starts (multi family) will increase to 2,300 up 49% over 2009 ?

 

  • Calgary Single Family Sales will increase to 17,000 up 17.7% over 2009
  • Calgary Condo Sales will in crease to 17,000 up 10.6%  over 2010

 

  • Calgary Single Family Average Sale Price from $442,327 in 2009 to $470,000 in 2010
  • Calgary Condo (multi family) Average Sale Price from $283,734 in 2009 to $296,000 in 2010

         The thought is that 2010 will show conservative growth which probably results in a balanced market. A balanced market where neither seller or buyer experience advantage. Exceptional homes for price will experience quick sales and probably multiple offers.
